Rating sstem descriptions LD for uilding Design and Construction. uildings that are new construction or major renovation. At
least 60% of the project’s gross floor area must e complete the time of certification (except for LD D+C: Core and hell). Must include the entire uilding’s gross floor area in the project.
LD D+C: New Construction and Major Renovation. New construction or major renovation of uildings that do not primaril serve K-12 educational, retail, data centers, warehouses and distriution centers, hospitalit, or healthcare uses. High-rise residential uildings 4 stories or more can use New Construction or Multifamil Midrise. LD D+C: Core and hell Development. uildings that are new construction or major renovation for the exterior shell and core mechanical, electrical, and pluming units, ut not a complete interior fit-out. LD D+C: Core and hell is the appropriate rating sstem to use if more than 40% of the gross floor area is incomplete at the time of certification. LD D+C: chools. uildings made up of core and ancillar learning spaces on K-12 school grounds. LD D+C: chools ma optionall e used for higher education and non-academic uildings on school campuses. LD D+C: Retail. uildings used to conduct the retail sale of consumer product goods. Includes oth direct customer service areas (showroom) and preparation or storage areas that customer service. LD D+C: Data Centers. uildings specificall designed and equipped to meet the needs of high densit computing equipment such as server racks, used for data storage and processing. LD D+C: Data Centers onl addresses whole uilding data centers (greater than 60%). LD D+C: Warehouses and Distriution Centers. uildings used to store goods, manufactured products, merchandise, raw materials, or personal elongings, such as selfstorage. LD D+C: Hospitalit. uildings dedicated to hotels, motels, inns, or other usinesses within the service industr that provide transitional or short-term lodging with or without food. LD D+C: Healthcare. Hospitals that operate twent-four hours a da, seven das a week and provide inpatient medical treatment, including acute and long-term care . LD D+C: Homes and Multifamil Lowrise. ingle-famil homes and multi-famil residential uildings of 1 to 3 stories. Projects 3 to 5 stories ma choose the Homes rating sstem that corresponds to the NRGY TAR program in which the are participating. LD D+C: Multifamil Midrise. . Multi-famil residential uildings of 4 or more occupiale stories aove grade. The uilding must have 50% or more residential space. These uildings ma also use LD D+C: New Construction. LD for Interior Design and Construction. Interior spaces that are a complete interior fit-out. In addition,

LD for uilding Operations and Maintenance . uildings that are full operational and occupied for at
least one ear. The project ma e undergoing improvement work or little to no construction. Must include the entire uilding’s gross floor area in the project.
LD O+M: xisting uildings. xisting uildings that do not primaril serve K-12 educational, retail, data centers, warehouses and distriution centers, or hospitalit uses. LD O+M: Retail. xisting uildings used to conduct the retail sale of consumer product goods. Includes oth direct customer service areas (showroom) and preparation or storage areas that customer service. It is recommended that at least 50% of total uilding floor area e new construction or major renovation. uildings within the project and features in the pulic realm are evaluated.
LD ND: Plan. Projects in conceptual planning or master planning phases, or under construction. LD ND: uilt Project. Completed development projects.
Choosing etween rating sstems The following 40/60 rule provides guidance for making a decision when several rating sstems appear to e appropriate for a project. The entire gross floor area of a LD project must e certified under a single rating sstem and is suject to all prerequisites and attempted credits in that rating sstem, regardless of mix ed construction or space usage tpe.
If a rating sstem is appropriate for less than 40% of the gross floor area of a LD project uilding or space, then that rating sstem should not e used. If a rating sstem is appropriate for more than 60% of the gross floor area of a LD project uilding or space, then that rating sstem should e used. If an appropriate rating sstem falls etween 40% and 60% of the gross floor area, project teams must independentl assess their situation and decide which rating sstem is most applicale.

commissioning and verification. The commissioning process scope and activities must follow the guidelines estalished in these referenced standards: AHRA Guideline 0–2005 - The Commissioning Process, and AHRA Guideline 1.1–2007 - HVAC&R Technical Requirements for the Commissioning Process. Page 321 of the v4 LD Reference Guide for uilding Design and Construction contains the following guidance: "Complete the following commissioning (Cx) process activities for mechanical, electrical, pluming, and renewale energ sstems and assemlies, in accordance with AHRA Guideline 0-2005 and AHRA Guideline 1.1–2007 for HVAC&R stems, as the relate to energ, water, indoor environmental qualit, and durailit. Requirements for exterior enclosures are limited to inclusion in the owner’ s project requirements (OPR) and asis of design (OD), as well as the review of the OPR, OD and project design. NI Guideline 3-2012 for xterior nclosures provides additional guidance." Group Approach seems ver logical on paper ut I keep hearing people having troule with it once the are alread too far in. I have had wonderful success in v2.2 ut the complaints I hear are v2009 projects. M two Projects on one site fit all the requirements. The group approach (on paper) would make the site, waste management and materials credits much more logisticall realistic to document. (no dividing up trucks at the gate depending on which piece of material is going which direction or came from which project. can ANYON GROUP as the wa to go? Or council me in running awa and ing the Projects as two separate and dealing with all the MRc2, MRC4&5; IQ4.1thru4.4; MRc7; issues of division and tracking.

Hi Louis, I'm not sure what complaints ou have heard so can't comment on them. We tpicall see few issues with group projects other than the fact that until now, multiple forms are not provided for credits where individual uilding achievement is necessar. That is one of the improvements we are working on ut do not have an expected deadline.

Yes, while the specifics of our project are not known, in general new uildings and major renovations of higher education and non-academic uildings on school campuses can pursue LD v4 D+C: chools, or LD v4 D+C: New Construction.

Given the programmatic co-dependencies such space tpes have in a manufacturing setting it would seem appropriate to sumit these uildings under a single LD certification as long as each of the uildings will e separatel metered and have a single owner. We usuall interpret programmatic co-dependenc to mean that "spaces – not personnel – within the uilding cannot function independentl without the other uilding" . If the onl connections are related workflows and circulation-onl connectors (i.e. ridges), these should e considered separate uildings for LD (pg. 22 of the MPR upplemental Guidance). All four uildings ma e eligile to e consolidated into a single project using the Group approach, as defined in the Campus Guidance document (http://www.usgbc.org/resources/campusguidance). In the group approach credit compliance is documented for a group of uildings or spaces located within a single LD project oundar and under a single LD project registration. The entire group receives a single LD rating and certification. All uildings or spaces within a group project certification must use the same compliance paths for all credits and prerequisites pursued. This approach works est for projects eing uilt simultaneousl. This approach would not reduce total LD fees, ut ma reduce documentation costs for some credits. As further guidance for our project, ou ma wish to take a look at LD-NC Ap2 and Ac2 LD Interpretations ID#10291 (http://www.usgbc.org/leedinterpretations?keys=10291) and ID#10397 (http://www.usgbc.org/leedinterpretations?keys=10397) that address issues related to new manufacturing facilities or projects with high process loads and limited site conditions. http://in.usgbc.org/articles/ratingsystemselectionguidance

Hi Christopher and Nelca, M apologies for the confusion. For LD for Homes v2008 the top end for the Multi-Famil Midrise adaptation is 6 stories, whereas in LD v4 the top end is 8 stories. I should also note, as alluded to aove, it is possile for uildings near (i.e. somewhat taller than) those limits to use Multifamil Midrise if the us in advance to verif it is appropriate. Hi Menatalla, in some circumstances, a group of uildings such as this can e certified as a single uilding. LD Interpretation (LI) allows this for K-12 schools, resorts and a few other uilding tpes. If an uilding is over 25,000 sf, it is considered a separate uilding ut can e included in a group certification.

M understanding was that for LD CI series, it is required to have a separate leasehold for the interior that is the suject of the certification. (the project is under different ownership than the uilding ownership). It was done that wa so that owners could not just certif parts of their uilding, pick and choose. Is that no longer the case?

Hi Melissa, I think ou are asking whether the applicant must e an entit other than the uilding owner. No, that's not alwas necessar. A whole uilding interior renovation can use CI. Pages 18-19 of the upplemental Guidance to the Minimum Program Requirements, rev 2, ep 2011 has a good explanation of 'interior space' and ownership rules.

Hi Nikolaus, For a manufacturing workshop, NC is appropriate if it's new construction or O+M if it's the operation of an existing uildi ng. The NC adaptation for a warehouse is not appropriate.

To e considered a 'Major Renovation', a sustantial part of uilding would need to e undergoing considerale interior, structural, and/or mechanical renovation. Per the guidance noted aove, projects should appl the 40/60 rule listed aove to determine the % of gross square footage of their project that is applicale to a given rating sstem, In the case of our project, if renovation is limited to 10% of the seating area of the stadium, it would lik el not qualif for LD Certification since it is significantl elow the minimum of 40% gross square footage to e applied to a given rating sstem. That said, If there is a roader scope to the renovations, I would encourage ou to take a look at the LD v4 Minimum Program requirements,or tr our 'Discover LD' tool to see what would e a good fit for our project. Actuall, in LD v4, LD for Homes has een integrated under the LD D+C rating sstem umrella in the form of two separate 'adaptations': LD-D+C Homes & Multifamil Lowrise and LD D+C Multifamil Midrise. That said, it does still have its own separate reference guide (http://www.usgbc.org/resources/leedreferenceguidehomesdesignandcon... ), and certification process, which ou can review in outline clicking on the orange "Homes" utton on the top right of the Certification page of our wesite (http://www.usgbc.org/certification).

Thank ou for our explanation.. ut I’m still confused. Does that mean, in LD v4, LD AP with D+C specialt can perform the certification process for homes? It sounds to me that green homes would e possile to get certified either LD D+C or LD Homes. If so, what is the main differences etween the two?

The LD v4 D+C "Homes & Multifamil Lowrise" and "Multifamil Midrise" rating sstem adaptations are actuall covered a separate LD credential specialt, LD AP Homes, as explained in more detail here: http://www.usgbc.org/credentials#ap . Although similar, the commercial and
residential flavors of the D+C rating sstem differ in several important respects, not just in of the requirements for specific credits, ut also in of the certification process itself.

ric, thanks for the explanation ut I still have a question. If there are 5 LD AP specialt exams and 5 AP credentials, 5 LD certification fee tales, 5 LD v4 master checklists, 5 v4 Reference Guides, and 5 LD project tpes at http://www.usgbc.org/leed, wh not maintain these 5 distinctions across all LD
v4 resources and lael it LD v4 for Homes: ...? The v4 D&C Reference Guide, checklist, or rating sstem don't provide guidance for a LD v4 for Homes project so wh confuse referencing D&C? The v4 Homes and D&C rating sstems are separate and distinct, and the 21 rating sstems and 5 families are complicated enough for students to comprehend without inconsistencies across LD resources. There ma e good reasons, ut wh not e consistent across LD resources and discuss in of either 4 or 5 families? Grasping credentials vs. certification is complicated enough to Green Associate candidates without explaining multiple scenario overla sutleties and criteria. You make ver valid points. There was a tension etween wanting to reduce the total numer of LD rating sstems, and the desire to provide ample adaptations for various, specific project tpes, which perhaps was not fullresolved in the case of Homes in LD v4. It also specificall directs s elsewhere--to the "Guide to LD Certification: Homes". Consistenc has alwas een a LD strength and expectation. and to me John
